Danelle Plaza in Tempe was originally built in 1963 as the heart of the new downtown area, but over the years it has fallen into disrepair and become a hotbed for crime. Decades of failed attempts by developers to revive the 14-acre site have left it mostly empty or occupied by vacant storefronts, with unhoused individuals frequenting the area. However, recent developments involving local developer Eric Guina, Desert Viking, and the city have raised hopes for renewal after almost 40 years of decline. These developers now own enough lots to redevelop the site, marking the first time anyone has had enough clout to proceed.

One of the first steps towards redevelopment has been the renovation of Bobby E’s Car Wash by Guina, which has helped increase traffic in the area and curb disorder, laying the groundwork for broader revamp. However, there is still a long road ahead, as the developers need to come up with a design plan and secure the city’s share of the plaza to move the project forward. The history of Danelle Plaza dates back to the 1960s when it was the temporary location of City Hall. The decline of the plaza can be attributed to various factors including shifts in consumer behavior, historic decisions about Tempe’s organization, and the fragmentation of the property into 52 lots.

Over the years, numerous attempts at redevelopment have failed, leaving the majority of the lots empty or underutilized. Guina and Desert Viking’s efforts to buy up lots previously held by other owners have made progress, but there are still challenges to overcome before a complete overhaul can take place. Plans for the redevelopment include affordable housing, the preservation of Yucca Tap Room, and spaces for live music. However, details are scarce at this point, and negotiations with the remaining lot owners need to be finalized before a concrete plan can be put in place.

While progress has been made in revamping Danelle Plaza with the renovation of the car wash and increased foot traffic, there are still significant obstacles to overcome before the redevelopment can be realized. The developers face challenges such as negotiating with the city, finalizing design plans, securing funding, and addressing soil contamination issues. Additionally, potential political opposition and dissent from local groups could further complicate the project. Despite these challenges, developers remain optimistic about the future prospects of Danelle Plaza and are committed to seeing the transformative project through to completion.

The potential redevelopment of Danelle Plaza represents a significant opportunity to revitalize an area that has long been neglected and blighted by crime. The involvement of private developers with a track record of success in similar projects, along with the support of the city, is a positive sign for the future of the site. While there are still hurdles to overcome and uncertainties about the ultimate outcome of the project, efforts are underway to bring about a new chapter in the history of Danelle Plaza. With a clear path towards development and control of the plaza, stakeholders are hopeful that this long-awaited renewal will come to fruition.
