David Crown, CEO and Founder of L.A. Property Management Group and Crown Commercial Property Management, recently shared a story of managing a commercial property with soil contamination issues. The property was previously a dry cleaning business and was at risk of being shut down due to potential poisonous airborne vapors. To address this crisis, Crown and his team of environmental engineers implemented a remediation strategy that reduced toxicity levels and met the Water Board’s standards.

Reflecting on this experience, Crown emphasized the importance of prioritizing a property’s relationship with its environment as a crucial aspect of property management. He outlined five key strategies for improving this relationship, starting with energy efficient repairs. Regular property inspections are essential to catch small issues that can have a significant impact over time, such as leaky faucets that waste thousands of gallons of water annually.

Another strategy highlighted by Crown is the use of energy efficient appliances, which can lower utility bills and reduce greenhouse gas emissions. Upgrading to newer models with higher energy efficiency ratings can make a substantial difference in overall operational costs. Additionally, Crown recommended installing EV charging stations to cater to the growing demand for electric vehicles and attract prospective tenants who prioritize sustainability.

Improving insulation in properties was also emphasized as a way to maintain consistent temperatures and reduce energy consumption. Properly insulated doors, windows, ceilings, and walls can help keep heating and cooling costs in check. Lastly, Crown stressed the importance of managing waste effectively, including providing adequate recycling options for tenants to promote environmental sustainability.

By implementing these environmental strategies, property owners and managers can not only contribute to a healthier environment but also generate cost savings in the long run. Encouraging participation in initiatives that prioritize energy efficiency, waste management, and sustainable practices can benefit both the property and its occupants. Crown’s insights highlight the importance of considering the environmental impact of property management decisions and the benefits of incorporating sustainable practices in real estate operations.
